HIU Filter Cleaning North West London

HIU Filter Cleaning: Restoring Hot Water at North West London Residential Block

Project Overview

Location: North West London, Residential Block (Large-Scale Housing Association/Private Management)
Challenge: Intermittent and fluctuating hot water temperatures across multiple residential units, leading to tenant complaints and potential system failure risk.
Solution: Targeted Planned Preventative Maintenance (PPM) focused on cleaning extremely fine mesh filters within Heat Interface Units (HIUs).

Urgent HIU Filter Maintenance Restores Hot Water Stability in Large NW London Residential Block

A large residential block in North West London, managed by a housing association, reported escalating issues regarding domestic hot water (DHW) stability. Occupants were experiencing significant fluctuations in hot water temperature, with some units reporting complete loss of hot water service. Our rapid response diagnostic team determined the root cause was not a central plant failure but restricted flow caused by blocked filters at the point of entry for each unit.

The residential block uses a district heating system, where centrally generated heat is delivered to individual apartments via Heat Interface Units (HIUs).

The HIUs contain exceptionally fine mesh filters designed to protect the highly sensitive plate heat exchanger (PHE) from debris circulated within the primary heating network. While excellent at asset protection, these fine meshes require specific, regular maintenance and HIU filter cleaning to prevent flow restriction.

SEM Facilities Solution and Result

Our certified commercial engineers were deployed to address the problem units across the block. The primary task involved the methodical, unit-by-unit HIU filter cleaning.

The filters were found to be heavily contaminated with extremely fine particles—a mixture of magnetite sludge and micro-debris—which had severely impacted the flow rate of the primary circuit through the HIU. This restriction reduced the heat transfer efficiency, directly causing the reported drop and fluctuation in hot water temperatures.

Key Action Steps:

  1. Isolation: Safely isolating the flow to the individual HIU unit.
  2. Filter Removal and Cleaning: Carefully removing the fine mesh filters.
  3. Flow Verification: Testing the primary and secondary flow rates post-cleaning.
  4. Recommissioning: Re-establishing the correct hot water settings.

Result:

Within 48 hours, all affected units had their filters cleaned and flow rates restored. The hot water temperature stability was immediately normalised.

Ongoing Preventive Maintenance Recommended

This case study highlights a critical maintenance point: when you observe issues with domestic hot water fluctuating or failing, especially in properties utilising a central boiler system with HIUs, always ensure the unit’s filters are checked and cleaned as the first point of diagnosis. This simple PPM task protects the integrity of the expensive central plant and ensures consistent service delivery to tenants.

To avoid future emergency callouts, we have advise the integration of specific, scheduled HIU filter cleaning into their annual Planned Preventative Maintenance (PPM) contract. Investing in this routine maintenance is far more cost-effective than dealing with tenant complaints and emergency callouts.
