Commercial Heating System Overhaul: Restoring a 15th-Century Manor House
A noisy pump in a historic Surrey manor house was the starting point for a major system overhaul. This case study details how SEM Facilities transformed a crisis-point heating system into a fully operational and reliable asset.
Project Objectives
The client’s primary objective was to resolve an escalating system crisis triggered by a simple fault: a noisy pump in their commercial heating system. The underlying need was to restore the system to safe, efficient, and reliable operation following a year of dormancy. The successful resolution was required to lead to a long-term maintenance partnership.

The Challenge
What began as a single noisy component quickly revealed a catalogue of serious, underlying maintenance failures. Due to a year of system dormancy and a lack of previous preventative maintenance, the entire heating and water system was in critical condition.
The initial inspection highlighted multiple high-priority failures:
- Three seized or failing pumps, causing system stress and inefficiency.
- Two failed and incorrectly installed pressure vessels, compromising system stability.
- Two failed immersion heaters, impacting hot water availability.
- A cold water storage tank that required immediate cleaning and chlorination due to potential biological contamination.
The core challenge was to not only repair the visible failures but to systematically correct the previous incorrect installations and deferred maintenance issues to guarantee the long-term health of the entire system.
